In 1999, Guardian launched Guardian Realty Fund I to focus on the funds management business and concentrate on institutional investors. Fund I has assets of $349 million and an IRR exceeding 20.0%. Fund I has a long term investment period. The Company seeks current cashflow and selectively sells and/or reinvests capital proceeds. The Fund currently owns twenty five (25) office buildings.
Guardian Realty Fund II, a $113.75 million equity fund was launched in Fall 2003 and closed in Summer 2005. The Fund has a diverse group of high quality investors that include university endowments, foundations, pensions and fund of funds. The Fund acquired 19 commercial office properties during its investment period and has since sold 3 of those properties.
